At Patten Estates, we are dedicated to helping you find your ideal home. To secure a property with us, please ensure you have the following documentation ready: passport/driving license/birth certificate/share code, proof of income, proof of address, and references.

Before Arranging a Viewing

If you're interested in viewing a property, make sure you will be able to have all of the relevant information – this way, if you like the house, your referencing process can be swift and simple. Remember, please fill in any required forms fully with current and correct information – this will help stop any delays, or even worse, failing your referencing. We work on a case-by-case basis and our landlords do too.

Moving In and Property Maintenance

Once you move into your new home, we conduct regular inspections to ensure it meets the required standards. We'll schedule these visits with you in advance.

Keeping in Touch

Communication is key. Please inform us promptly of any changes to your contact details, including email address or telephone number or changes to your circumstances. We are a friendly and helpful bunch, so just talk to us!

Property Management Contact

Upon moving in, you'll receive comprehensive contact details, including information on our repairs and out-of-hours hotline. It's crucial to follow the correct procedure when reporting issues for swift resolution.

Tenant Fees

Under the Tenant Fees Act 2019, certain fees are prohibited. Permissible fees include:

• Rent: Amount due under the tenancy agreement.
• Refundable tenancy deposit: Capped at five weeks' rent (or six weeks if annual rent exceeds £50,000).
• Refundable holding deposit: Capped at one week's rent.
• Changes to tenancy: Limited to £50 (or reasonable costs if higher) for changes requested by the tenant.
• Early termination by tenant: Responsible for rent until suitable replacement found or tenancy ends.
• Default fees: Charges for late rent payment or lost key/fob replacement, reasonable and clearly defined.

Property Care

When you choose to rent a home from Patten Estates, you will have chosen a good quality home, and we want you to be happy there. You are responsible for keeping your home clean and tidy – inside and out. When you move out, we will carry out a closing inventory – don’t forget, any damage beyond fair wear and tear will incur repair costs which you will be responsible for, so it is much better to keep on top of things whilst you are living there. It is your responsibility to arrange your own contents insurance, and tell all your friends and family you have moved, so you don’t miss out on any celebratory cards and gifts! If there is a maintenance issue, don’t leave it to the last minute to tell us – the sooner you inform us, the sooner it can be dealt with.
